Summary
AR Propiedades had built its reputation through long-standing relationships and referrals, while most property listings were distributed through external marketplaces and managed through third-party systems.
The goal was to create a stronger owned digital presence: a website that could present the business professionally, make properties easier to explore and give the team a more flexible way to manage listings independently.
Real estate information can become complicated quickly. Properties may be listed for sale or rent, prices can appear in different currencies, financing may apply to some listings but not others, and the information available for each property is not always the same.
The challenge was to create a system flexible enough to handle those differences without making the experience feel complicated for the people using it.
At the same time, the website needed to work for an audience with different levels of digital confidence, keeping property discovery familiar, clear and easy to navigate.

Building flexibility into the system from the start
Rather than designing each property page as a fixed template, the website was built around a flexible content system that adapts to the information available for each listing.
This made it possible to manage a wide variety of properties through one structured CMS while keeping the experience consistent for visitors.
One CMS, many property types
A central Properties CMS was created to manage both rental and sale listings from the same system.
Each property can include information such as:
Transaction type
Property type and status
Price and currency
Expenses and additional costs
Financing or credit information
Bedrooms, bathrooms and rooms
Surface measurements
Garage and pet information
Images, galleries, video and floorplans
Location and map coordinates
The system gives the business a single place to manage property information while allowing the website to display only what is relevant to each listing.

Designing around real property-search behavior
The experience was organized around how people naturally explore properties: understanding available options, filtering relevant listings, reviewing details, and checking location in the most intuitive way through an integrated map experience.
Rental and sales journeys are separated where needed, while maintaining a consistent structure across the website. This helps visitors focus on the information relevant to their search without introducing unnecessary complexity.
Adaptive property content
Not every property needs to show the same information.
Sale listings may include financing or credit details, while rental properties may need to communicate expenses, taxes or additional conditions.
Instead of forcing every property into the same layout, sections appear only when the relevant information exists. This keeps each page focused and avoids empty or irrelevant content.




Smarter filtering
Property filters were designed around the way people actually search rather than around the underlying CMS structure.
Visitors can narrow listings using relevant criteria, while the available options adapt depending on whether they are exploring rentals or properties for sale.
The result is a more focused search experience without requiring users to work through unnecessary filters.
Making location easier to understand
Property location is often just as important as the property itself.
An interactive map was integrated using location data from the CMS, including latitude and longitude, allowing visitors to understand where properties are positioned without leaving the browsing experience.
The map complements the listing system rather than replacing it, giving users another way to explore available properties.

Updating an existing identity
AR Propiedades already had an established logo, colour palette and visual identity used across signage, printed materials and other physical touchpoints.
Rather than replacing that recognition, the website modernises the existing identity through cleaner typography, stronger hierarchy, more considered layouts and a more contemporary interface.
The result feels more current while still clearly belonging to the same business.
